How the calculator works
The base £/m² ranges come from 2026 averages across Checkatrade, Federation of Master Builders trade-pricing surveys, and the National Federation of Roofing Contractors annual cost guide. The access and region multipliers are based on the FMB regional cost index.
The calculator gives you a range, not a fixed quote. Real quotes vary 20-30% between contractors even on the same property. The ranges should overlap with at least two of three quotes you receive.

What's not included in the estimate
Scaffolding. Almost every pitched-roof replacement needs scaffolding to comply with HSE Work at Height Regulations 2005. Budget £600-£1,500 for a typical house, longer for terraces with party-wall access. Flat ground-floor roofs may use mobile towers (£200-£400).
VAT. Energy-efficient roof replacements (added insulation, solar-ready) qualify for 5% reduced VAT under the Energy-Saving Materials Order 2022. Standard replacements are 20%. Confirm with your contractor before signing.
Structural repairs. Replacing the roof covering rarely fixes rotten timbers, sagging rafters, or failed flashing. Budget a 10% contingency. A roof surveyor (RICS or FMB-Certified) can give you a pre-replacement condition report for £200-£400.
Building Control. Re-covering a roof using like-for-like material is usually permitted development. Changing material (e.g. slate to concrete) needs Building Control approval and adds £200-£400 in fees plus possible structural calculations.
How to get accurate quotes
- Measure the roof area in m² (length × width × number of slopes). Don't trust contractor measurements until you've checked them.
- Get three quotes. Always. The middle quote is usually right.
- Insist on an itemised quote: labour, materials, scaffolding, disposal, VAT, contingency. Walk away from anything stated as "all-in".
- Check FMB / NFRC membership or TrustMark registration. Ask for evidence of public liability insurance (£2m minimum).
- Don't pay more than 25% upfront. Stage payments tied to milestones (scaffolding up, strip done, new covering complete) protect you.
